Nothing on this website is or should be interpreted as a loan offer, commitment to lend, pre-qualification, pre-approval, or guarantee of loan terms or rates. Loan approval requires a full application, credit review, income and asset documentation, property appraisal, and program qualification. Not all applicants will qualify.

Rate & Program Changes

Calculator Disclaimers

The mortgage calculators on this website (payment estimator, refinance calculator) are for educational and planning purposes only. They illustrate principal and interest based on user-entered inputs and do not include property taxes, homeowner's insurance, mortgage insurance (PMI/MIP), HOA dues, or closing costs. Calculator outputs are not loan offers or commitments.

Reverse Mortgage Disclosures

A reverse mortgage is a complex financial product. Borrowers must be at least 62 years old (55 in some proprietary products). Borrowers retain ownership of the home and remain responsible for property taxes, homeowner's insurance, and reasonable maintenance. Failure to meet these obligations can result in loan default. Reverse mortgage borrowers are required to receive counseling from a HUD-approved counseling agency before loan closing. The loan becomes due when the last surviving borrower no longer occupies the home as a primary residence.

Equal Housing Opportunity

Debbie Cooley Mortgage does business in accordance with the Federal Fair Housing Law and the Equal Credit Opportunity Act. We do not discriminate on the basis of race, color, religion, national origin, sex, marital status, age, receipt of public assistance, or exercise of any rights under the Consumer Credit Protection Act.
